I am being serious here guys; my sister rents and she has a real tight-a*se landlord. She has a gas space heater that has no thermastat and she is forever having to turn it on-off to regulate the right heat. Is there any way she can do something to it so it can't be repaired with spare parts? That way she might get a new one...

Seriously though, my mum's landlord only replaced an old oven once it blew up. This oven seemed to be from the 60's so I think it died of old age.

Complain to the tenants tribunal - I'd say heat is one of the essentials and you can't rent a place with out essentials. Or take advantage of the provision in tenancy laws. I think there is one that says in emergencies tenants can pay up to a few hundred dollars for repairs themselves and demand it back from the real estate/landlord as long as whoever fixes the heat goes along and says it was an emergency - that would have been better done in cold cold winter nights maybe.

When a landlord leaves there property in the hands of a Real estate agent we nominate a price that if somthing needs to be fixed asap,( somthing of the essentials like water heating ect) that it can be done thru the agent without our ( the landlords) permission and we will then re enburse the agent. Id be taking a trip down to the real estate agents and having a talk to them and see what can be done.

Mind you my tentant was in my house without heating for a good part of winter ( he had an open fire) ...i get this call " Lisa we were curious the duct heating isnt working and we dont know where to turn it on" i was like have you looked under the house?? its in the corner on the left....try lighting it!!!"
